Clean the Track (Every 3–6 Months)
- Vacuum loose debris from the track channel.
- Scrub with a stiff brush and warm soapy water.
- Wipe clean and allow to dry.
Lubricate the Rollers (Once a Year)
Apply a dry silicone spray or PTFE-based lubricant to the rollers and track. Avoid WD-40 directly on rollers — it's a degreaser that causes premature wear.
Check the Weatherstripping
Inspect for tears, gaps, or mold. Clean with mild soap. Replacement costs only $20–$50 in materials.
Inspect the Rollers
Open the door fully and look at the bottom rollers — they should be smooth and round with no flat spots.
Test the Lock Each Season
The lock should engage smoothly. Resistance means it needs adjustment now, not after it fails completely.
